1. Can you build a house for us?

Yes, we can build a house for you according to the model house specifications. This means building in an ecological friendly and viable manner. The approximate area of the house is 2000 sq.ft.

The construction cost is Rs. 1000 per sq. ft. exact specification will be communicated at the time of drawing up the construction contract. Individual requirements can be taken into consideration.

2. Can you take care of our plot in our absence?

Certainly, we offer free maintenance of you property for a period of one year and thereon such maintenance is optional. A stipulated maintenance fee divided equally among plot-holders will be collected.


3. Is it possible to re-sell property once purchased?

That is a definite possibility. We provide you all assistance in finding the right buyer should you chose to re-sell your property. It is interesting to note that there is no capital gains tax since it is a farmland 10 km away from a township with less than 10,000 population.


4. What do you mean when you say this place is spiritual?

DEGA FARMS aims at creating a "sacred " environment for its residents.
This does not mean that the premises are an ashram. There are no precepts that the residents are expected to follow.

It is simply a loosely structured commune of like- minded individuals who have a strong desire to live in harmony with nature and improve their quality of their every day lives.

Are we allowed to keep pets?

Yes, as long as they don’t become a nuisance to others. Remember this is a gated community and you are sharing it with others.


6. What is the cost of maintenance of facilities?

The maintenance cost will be divided equally among plots after one year.


7. How far are educational facilities like schools from DEGA FARMS?

DEGA FARMS is within easy reach of Indus International School and India International School located at Sarjapur also a TVS School and Titan School at Hosur These are world-class educational facilities aimed at school going children.

8. Where do I buy daily provisions for my household?

Hosur Township, just a ten-kilometer drive, offers shopping facilities for household provisions. Nilgiris the reputed provision store is available in Hosur. In addition, organic produce will be available at the farm.

The products will be genuinely organic products from Navadarshanam a non-profit organization located near Thalli run by scientists Dr. Annanthu and Jyothi .


9. How is the climate at DEGA FARMS?

DEGA FARMS is situated in a pleasant climatic zone; weather throughout the year is similar to the one in Bangalore.

10. How is the terrain where DEGA FARMS is situated?

DEGA FARMS nestles between large patches of green and is surrounded by hills and valleys. It has quite village like atmosphere situated on a secluded plateau amidst hilly terrain.

11. Can we get bank loans?

We provide you all the assistance. The plots are approved by the local governing body (Panchayat) making a banking loan an easy proposition. We have an arrangement with The Dhanalakshmi Bank Ltd., to provide loans based on your credentials. This scheme offers a lowest interest.

12. What are your future projects?

We are constantly looking at providing people new options of getting them in touch with nature. We are therefore creating a customer base and will intimate you as and when DEGA FARM projects come up. We are looking at more places around Hosur and Coimbatore are on the anvil.

We are looking at places which have plenty of water, lush greenery and good climate. Since we have an interactive website, you can suggest your preferences for location of our future projects. WE will intimate you as soon as we locate the land.


13. Are all plots in accordance with Vaasthu?

A well-known Vaasthu expert Sri Munnikrishniah, a third generation Vaastu pandit from Chennai, designed the entire project. The plots were demarcated keeping Vaasthu principles in mind. Therefore, the north -easterly direction extension of all the individual plots on the property.

Even the entrances to individual sites and places for the houses are clearly marked in the virtual plan.

14. When is the project due for completion?

The Guest House is already completed. The meditation hall and the common area for children is being readied. The model house will be ready in 1 year. The other houses depend on the program of the owners who have bought the plots.

Preference is give to owners who plan to build their own houses. We can provide assistance in organise housing loans through The Dhanalakshmi Bank, subject to good credentials.

15. What are the recent development around your site which makes your site worth buying?

(a) There is a golf course coming up 4 to 5 km from our site.

(b) Bangalore Sajapur 4 lines highway is getting ready.

(c) The short cut road from Electronic City to our site via Jujuvadi (Near the Hosur Checkpost) has been sanctioned for improvement. This will save 10 km from Electronic city. The road can be used now also but will be better when it is improved. However using this road will take you only 20 minutes to reach Electronic city even now.

(d) An overhead express way "A build operate and transfer" project is coming up between Bangalore and Electronic city which will be ready in 15 months from now. Distance of express highway is 9.4 km

16. Do you have any street lights in your project?

We have 5 solar streetlights and 12 conventional streetlights which can light the place brightly. They can be used as required.

Because of the number of lights the whole place looks beautiful and secure at night.
17. What is the daily, weekly or monthly activity at the farm once it is fully operational i.e. when all the farm houses are built?

I. Daily
(a) 5.30 - 6.00 a.m. Individually see the sun rise
(b) 6.00 - 7.00 a.m. Individual or group yoga
(c) 8.00 - 8.30 a.m. Assemble in Meditation hall for signing,
chanting or listening to good music.
(d) 9.00 - 12.00 a.m. Personalised dance, painting, music, clay work
or reading sessions.
(e) 3.30 - 4.30 p.m. Swimming at Sheriden Club or
Ayurvedic Treatment (indually arranged)
(f) 5.30 - 6.00 p.m. Group watching sun set
II. Weekly

Slide show or film show at the open air theatre just in front of the meditation hall every Saturday night.

III. Monthly

Moonlight dinner with a special cultural programme of music and dance by special invitation. You could invite your guests also on this occasion to witness these programmes.


We would like to make these programmes as informal as possible and the continuation of these programmes depends on the enthusiasm of the community living in the farm. Some of the programmes may involve extra cost which will have to be shared by participants. But the idea is not to make profit out of these programmes. Your cooperation is essential for the success of these programmes. It is essentially aimed at making quality use of leisure and bring about better harmony between members of the community at the farm

18. What is the minimum size of plot we can buy if our budget is limited ?

Initial we planned that each plot should not be less than quarter acre. After getting feed back from some Software Customers we decided to split the bigger plot above 10,000 sq.ft. to 5000 sq.ft. each to accommodate budget constrains because we found the customer were good. So we have limited plots where you can buy even 1/8 acre which will cost you around 10 lakhs. Your opt for these plots also. We can sub-divide them in (A) and (B) and register separately.
19. Can we get any bank assistance for purchase of plots ?

Our project is approved by Dhanalaxmi Bank Limited and can be approved by any of your Bankers since it has all the approvals required.

The following are the terms and conditions for eligibility of loans for purcahsing site from our bankers.

1. Employee left over service should be 5 years.
2. Eligibility 70% cost of site or 60 times of net take home pay or 5 times of net IT income declared.
3. Loan amount : Maximum of 50 lakhs.
4. Repayment maximum 10 years (120 EMI)
5. Construction of House should begin within 2 years otherwise penal interest of 1% will be levied from date of load to date of construction building.
6. Initial Holiday : Nil
7. Margin source for construction of house to be declared.
8. Rate of Interest @ 8.25%
